End-Laps
Poor design causes the end-laps to become the leak source. Need a coating that can hold it together? It is called Polyurea!

Side-Laps
They will need reinforcement with 100% Al blind rivets. Use a 100% Polyester fabric, embedded in a good quality roof coat.

Gutter
Valley Gutter. Narrow. Inadequate downpipes and drainpipes. Return flow. Get professional help.

Movements
Hot air expands and becomes much lighter so it goes up. Good ventilation or HVAC system is a must.

UV Resistant Top Coat
Pure Acrylic, Aliphatic PU Coats or Silicone Roof Coat must be applied to protect the surface from UV exposure.

Is it very expensive to waterproof metal roofs?
It really depends on the existing condition of the roof. Ideally you should appoint an Engineering Consultant, who has experience in retrofit projects. An old roof is nothing like a new roof. Do not fall for those "free surveys" offers. The consultant should be good enough to technically challenge the short-listed contractors.

Why Polyurea for sealing End-laps?
Polyurea, when applied at 2mm DFT on the end-laps, is an excellent sealant that can hold the movements of the joint. With a tensile strength of well above 2000psi, it is far superior than those 'nano' 'ceramic' coatings which have a tensile strength of 100psi. A 10-Year Warranty must be based on performance values.
